Just your typical manic weekend...

Jack challenged me to a duel. Or needed to see that mommies can do anything daddies can do... Please note my leveled perfection: Jack's new closet is finished and awesome and spacious. I am Mommy, hear me use power tools.

I taught myself to knit this week so this weekend I started making a woolie. (Which is a wool diaper cover and is waterproof. It's also fuzzy and precious.)


I celebrated International Handstand Day on Sunday, June 26th.



And I went to yoga class this weekend for 14 hours.

Water

The thing with water is, when you have it it's easy to take it for granted. You could leave your tap running every time you brush your teeth and hardly notice a difference on your water bill. (If you have well water -I'm very jealous of you- and you would notice a difference on your power bill.)

You turn on your tap and have access to safe filtered water any time for any purpose. But you don't need to water the garden with drinking water. You don't need your kids to swim in drinking water. You don't need to wash your car with drinking water. But there's rarely an alternative to using water from the tap. Fortunately, now we have a choice. While it's impractical to wash my car from my rain barrel I can water the veggies and fill the kiddie pool with rain water. We put it right next to the garden to make it even easier to get the water where it needs to go.




The tomato plant likes it.The garden likes it.


The radishes like to be rinsed in it.


I love that this change is more eco friendly. I love that we're saving money (even if it's just a little bit). But I really love that this makes caring for the veggie garden even easier. No more lugging the hose out there and then needing to wind it neatly back up when I'm done. This is one of those "Why didn't we do this before?!" type of projects. It's genius!

I saw the 'vase' in the store and thought that it would be perfect... if it were a light. Surprisingly, it took very little time to change it up- careful planning, but the actual work (done by myself and my dad) didn't take too long!

When the day starts at 7

You can get a lot done! Tuesday we made an early run to Lowes for some mulch.
Wednesday we were at The Stone Store at 8:15.
Wednesday's naptime was spent digging a 'trench' and placing the stones (hello, sweat!)
This morning I mulched before the rain starts (because judging by the sky it's going to happen any second!)

Edging the garden with rocks was something I've wanted to do for a while but I figured it would cost an arm and a leg... nope. 66 dollars.

Maybe he should be sick more often...

It's not that I wish my husband ill health, but while he was home sick he managed to build a gate for the deck. I cannot tell you how excited I am about this! It's going to make lazy summer afternoons relaxing on the deck much more relaxing!

I've always loved having access to the yard from the deck but now that access is toddler friendly. I think it might be time for a deck party!

We didn't plan to buy a rug

We went to Home Depot this weekend to pick up the last things we needed to make a clothes line. While we were there we were wandering the isles and we happened upon a stack of area rugs "Starting at $197." Now the idea that you could get any 8'x10' rug for less that $200 is insane. Ikea doesn't sell them this cheap! I just figured it would be a stack of tragic rugs they haven't been able to sell since they made them in 1978. But the idea of a deal made me curious so I took a peek. About 20 rugs down one caught my eye. I could only see one tiny corner but what I could see made my spidey senses tingle. I didn't have a particular rug in mind, but I knew I wanted it to continue our warm and neutral decor. I liked that the pattern was large and graphic, and I liked that the chocolate brown background would match the chocolate brown curtains. I also liked that the other color was similar to the color of the floors, I love those floors and I didn't want a rug to out shine them.
You might notice the pattern on the rug speaks to the pattern on the comforter. Genius!! I tell you!


So when I saw this rug I liked it; I liked it a lot. I held my breath when I looked at the price, hoping that it would be 'good enough' not to pass up. Finally I found the corner with the tag, and I turned it over: 197. Really?! Like, as in dollars? Dig this baby out of the pile, put in on the cart and lets get the hell out of here before they change their mind! Score!

Floating Stairs Makeover

We have these floating stairs that lead from the main level to the second floor. It was one of the features that attracted us to the house. When we removed the carpeting upstairs and down and put in bamboo it was painfully clear the carpeted stairs had to go. Carpeting on stairs feels wrong to me, which is silly because it's very common. But I grew up in a house with wood stairs so maybe there's something familiar about that.

Anyhow, we kicked around ideas for how to approach these stairs: paint them white, wrap them in the same bamboo as the floors, wrap them in another type of wood. We were all over the place. I Googled and Googled and Googled some more and there was nothing out there for how to update floating stairs like ours. Lots of beautiful examples of floating stairs, but none we could use.

Finally we just decided to pull off the carpet and see what we found.
Turned out the wood was totally something we could work with! The grain of the wood and the integrity of the facades were undamaged although they were covered in drips of paint and stain and other construction-type products. We had to work pretty hard to clean the paint and drips of glue and stain off the stairs (you can still see the paint smeared all over the riser). Each stair required quite a bit of TLC but eventually we cleaned off the treads and they looked pretty good. We went to the store and picked up a stain that matched the wood on the railings. It's called Early American. One coat of stain and two coats of polyurethane and voila! the treads were looking great the riser needed major priming and painting but that was no biggie. We just used the same glossy white that we have on all the trim.

Finally it was time to tear up the carpet on the landings and put down the bamboo to carry the bamboo visually between the two spaces and complete the look.
This project required quite a bit of sweat equity but didn't cost much money at all.

I would like to dedicate this post to the person who invented baby gates because it kept the kids at bay while we were working and surfaces were drying.

Before & After

Why replace the floors at all?We had our reasons....All the cuts to the boards were made in the house, no matter how diligent my mom may have been with the shop vac there was a dusting on all three floors that had to be cleaned every night before bed. Hard wood looks so much better against that wood railing... and it's much better for allergies too!

DIY Vlog

I've been wanting to try a Video Blog so here is my Vlog debut. A day in the life of a DIY home renovation. I have play by play photos but what people really want to know is what it is like to live in it when it's all happening.

The Husband's parents and my parents were crucial to making this while thing happen. His parents helped with demo and my parents helped with construction. I feel like I didn't help much but I was benched from the project last week... but more on that later. Uncle Tom's girlfriend Alba and her parents provided a pleasant respite between demo and construction. Before and after photos and other stuff to come. So much to tell....

I'm not one to leave a debbie-downer post flapping in the breeze

So here's some cuteness to brighten your sunny, warm, flip-flop wearin' Valentines Day. The boys spent part of the morning geeking out to Daddy's computer. See-through sides and flashing lights = happy boys.

This morning Jack told me I was his Valentine. He's such a charmer! This coming weekend we're going to be putting hardwood floors upstairs (we already put them in on the main level). To tie it together we're taking the carpet off the stairs and then sanding and staining the wood to match.

Hopefully Jack doesn't learn that riding a mattress down hardwood stairs is a great substitute for sledding in the summer. Ah, my youth...

I might start to love doing laundry!

This was how I was doing laundry. Dark room, dingy carpet, no storage, no fun! I was paranoid about dropping anything on the rug when i mived it from the washer to the dryer. It just felt unsanitary. (Yes, I'm a clean freak so my definition of unsanitary is.... picky.) But ugh! What domestic goddess wants to work in these conditions?!


After we put in the storage shelves I was inspired to re-vamp the whole area. Now the storage shelves are awesome because the soaps are right there to scoop in to the washer but it also leaves some space for pantry items (which my husband interprets as space for beer) but I see as a place to put homemade preserves. Which makes me psyched for picking season! The back edge of the shelves has a 3inch board nailed to it so if I ever push something towards the back of the shelf it would be safe from falling. Crucial!


The peel and stick tiles were really easy to lay but I found it helpful to use free weights and gallons of paint to hold the tile down while the adhesive cured. The area behind the shelves is covered with a sheet (because there are pipes and wires back there walling it in is totally impractical) but having something to make it look a little prettier and a little less 'basement' was key.

I'm not gonna lie, doing laundry yesterday was almost fun.

Getting Organized

In an effort to live more simply we've set a general goal of suburban homesteading in our house. Which to us means: make what you can, be efficient with what you have, grow what we can (clearly that one will be waiting till the spring) and be organized. Since we're not ready to grow things yet the least we can do is make the soil rich. Instead of ordering one of those super cute composter bins on amazon (which is really tempting, BTW) I'm using something I already have. This is both green and frugal. Go me!

I recognized my limitations when it came to handcrafted spice racks. Limit reached. Amazon ordered. Very cheap, so points for frugality. And now instead of searching for what seems like ever for the friggin' garlic powder, every spice we have (which is many) is now in plain sight!

In order to streamline our lives we're putting most of our DVDs on our hard drive and storing them in the attic. We don't need the cases sitting around taking up space and honestly with those fancy new pull-down stairs putting things in the attic is kinda fun!
Yes, Jack is watching Apollo 13. (I know you all were dying to know!) When the Husband started ripping it Jack looked over on the screen and saw astronauts and space ships. There was no turning back. He's obsessed. Seriously, obsessed.

Finally our fourth new project so far this year has been to give some love to the storage room. We used to just stack things on top of the washer and dryer, and then when they ran they would vibrate and whatever was on them would fall crashing to the floor. Not good.
I think total we spent maybe $70 on both sets of shelves and the boards to run between them. Now we have room to keep the laundry, TP, night-time pull-ups and booze organized. But even better is we now have the space to store more things we don't use every day and when we start picking blueberries in the spring we'll have a place to store jars of jam!

Coming up: real estate vultures. They don't mess around.

Back to the drawing board


So today we found out our deal fell through with the Bank soulless demon who owns this house. I'm surprisingly cool about it. I was just so over the up and down and up and down and did I mention up and down about the whole thing. Don't get me wrong, this house made me inspired, but I'm sitting here typing this with a list of 5 houses we're going to see tomorrow. This house was going to be great... after about 10 years of me wanting to rip my hair our. What if I found a house that was great now, or good now and great because we could afford vacations and a new car 'cause, in case you don't know, mine's gonna die any day now.

I just don't feel like this is the worse thing to happen. It's just a thing, it's time to move on... and I don't know about you but I LOVE house hunting. Seriously, I'd go every year just for fun!

Buying A House?... *UPDATE*

We live in a townhouse in a really adorable neighborhood. There are always kids riding bikes and always friends just down the street for me to talk to and the boys to play with. We really love it here but with interests rates so low and home prices dropping it's the perfect time for us to upgrade to a larger house on a piece of land. We called our Realtor who is awesome, BTW, and asked if she'd take us to see what's out there.

We found the house.

The "I'd like to be buried in the back yard because I'm dying of old age or because this house needs so much work it's going to kill me" house. Either way.

Fast forward to now, our house is on the market, there has been a lot of interest, we're feeling pretty good about things and we're negotiating with the Bank (read: evil, evil bank) who owns our little foreclosure of a house. The negotiations are not going well, or maybe the bank's asset manager is schizophrenic, who knows.

First they're willing to fix things. Then we have to wait till after the home inspection before they're willing to agree to fix most things. Then after the home inspection they'll fix the dual zone HVAC and the mold but not the roof which has about a billion leaks in it. Then while we're negotiating how much we'll get as a credit and how much it's going to cost to have X, Y, Z fixed they then decide they're not fixing anything. Um, excuse me? So we've sunk more than a grand into inspections for the home, the well, the septic field and the roof and hvac estimates and now they tell us they're not willing to fix anything?! Since our entire deal was negotiated with the understanding that they would be willing to fix some things and now they're changing their minds entirely the Husband and I are thinking they didn't negotiate in good faith and we're PISSED.

Who knows how this will end. Maybe there has been some miscommunication between the bank's asset manager and the seller agent. Mayb we're still on track or maybe we've some how managed to misunderstand everything from the very beginning... but I highly doubt that.

As of tonight, we're a little pissed, a little confused and somehow still convinced that this is the right house for us. But by tomorrow we might be asking for both our earnest money back and compensation for the costs we've incurred thus far. But I hope we'll be sitting fireside singing Cum Baya by tomorrow.

Yup, we were just confused. Thank goodness! I'd explain more but I'm off to get my hard did, without the kids! Woo Hoo!

Help!

Okay, so it's not like we're ready to move right now. Yes, our house is on the market, but it doesn't mean I'm not obsessing about this GIGANTIC room and trying to figure out what the heck I hope to (contracts willing) do with it. So, ladies (I think the only gentleman reader is my husband... correct me if I'm wrong...) take a look at the pics of the "great room" and tell me what you'd do... clearly it needs work... but what work does it need?!

I have completely lost my mind...

The husband and I have lost our minds. We've been talking for some time about putting our townhouse on the market and moving to something bigger with more land. We've put blood sweat and even a few tears into renovating this house and we've learned so much in the process. We love this house and we love our neighborhood, we're really lucky to live on the same street as a bunch of cool people!. But we are ready to get into something with room to grow (we might even get a place with enough space to put all our books on shelves).


So this weekend we took the plunge and went hunting. And now we're motivated, meeting with lenders, stagers, chatting with our agent. I'd like to say we've found the perfect home, but those who know me know better. We've found a home that needs an insane amount of work, but in the end, when we're finally finished.... 5....10 years from now.... this house is going to be beautiful.

It's entirely possible that my blog will be come more sporadic; It's guaranteed that my blog will become more schizophrenic. Trying to get our house cleaned and organized and market ready with a toddler and baby who still deserve lots of love and attention is going to be interesting to say the least. I hope you'll enjoy the ride with me.

Random Victories

1. I put on my pre-pregnancy jeans Sunday- and they FIT! (Comfortably, with only minimal muffin top.)

2. Despite my daily snuggles with Henry, Jack isn't jealous he just wants to participate. Which means double the snuggles! Also in spite my frequent tummy-to-tummy cat naps with Henry he's still sleeping 5 hours at a time, alone in his pack n play every night.

3. We replaced the bushes in the front yard for the third spring in a row. I'm going to move before I have to do this again, it's driving me nuts!
